The Assignment Process.
This is a short explanation for those of you who are working with a property finder first time.
Here are the sequences of events:
Once you receive my Hot Deals Newsletter ™ and you spot a deal which meets your buying criteria and you wish to start your Due Diligence I recommend that you contact me as soon as possible so we can commence work on a "First in first served basis".
Following your enquiry I will forward all the available information so you can evaluate the deal and see if you wish to pursue it.
I'm always happy to answer all questions and try to help with recommending a number of professionals who can help with the Due Diligence. - Especially for those of you who reside overseas.
If you are genuinely interested and require a few days for completing the D.D I will forward to you a Conditional Deed of assignment which would allow you to complete your D.D within the agreed timeframe.
** This Deed needs to be signed and returned to me, only then you will secure the First opportunity for purchasing the property.
Please note that at this stage you are not obliged to buy the property or pay the nominated finders fee.
Once you complete your D.D you will then need to confirm that the D.D Clause in the Deed has been satisfied and that you are ready to Pay the Finders fee and take over our Sale & Purchase agreement with the Vendor. (you will be buying our agreement with the vendor)
Please note that ONLY after the finders fee has been paid and proof of payment has been emailed or Faxed to us, then we will Assign the contract to you.
The Deed of assignment stipulates that once it has been assigned the Assignee should declare the S&P Agreement unconditional and Pay the Deposit as per the agreement and follow the terms as per the agreement.
Once you have completed the above we can congratulate you on your new Property Investment purchase.
