The Buying Process.

This is a short explanation for those of you who are working with a property Seller/Trader for the first time.

Please Note: All deals with no exception are sold as a Private Sale or Contemporaneous settlement.

We do not Find properties for Investors for a fee or deals in a way of Assignment as for the new REAA regulations.

Here are the sequences of events:

Once you spot a deal which meets your buying criteria via receive our Hot Property Newsletter ™ and you wish to start your Due Diligence we recommend that you contact us as soon as possible so we can commence work on a "First in first served basis".

Following your enquiry we will forward all the available information so you can evaluate the deal and see if you wish to pursue it.

If you are genuinely interested and require a few days for completing the D.D the Seller may forward to you a Conditional Sale & Purchase agreement which would allow you to complete your D.D within the agreed timeframe.

** This Agreement is to be signed and returned to the Seller, only then you will secure the First opportunity for purchasing the property.

Please note that at this stage you are not obliged to buy the property ONLY once you declared the agreement unconditional.

Once you complete your D.D you will then need to confirm that the D.D Clause in the S&P Agreement has been satisfied and that you are ready to declare the contract unconditional, pay the deposit and settle the property on time as per the agreement.

Once you have completed the above we can congratulate you on your new Property Investment purchase.

For your Info - the purchase price would be including the Trader margin, finder's fee is not payable bay way of assigning/selling the rights for the Contract.
